Welcome to the Commercial Area Guide for TECOM. This guide covers all the crucial information you need to know to help you decide whether you want to set up your new business premises in this area.

You will notice directly above this paragraph are 4 tabs - Area Guide, Area Overview (the page you're reading now), Sales Price Overview and Rental Price Overview. The Area Guide tab will take you back to the list of all the areas we cover which can also be found to the right of this page under the sub menu "Area Guides".

The Area Overview tab is the page you're currently reading now hence why the tab is highlighted in navy blue. This tab will give a description of the area, the available listings we have for sale and lease, the property prices by the sq-ft area, and the % break up of our listings between offices and retail. It also tells you the nearest metro stations to TECOM so you know whether there are sufficient transportation links for your employees to get to and from work.

If you're interest is more towards the sales side of things, all you need to do is click on the Sales Price Overview tab and inside there you will find information about the average office and retail price in TECOM, the prices from and to, the sq-ft prices, and the % of available listings we have by the size of the sq-ft area.

If you're more inclined to leasing, then just click on the Rental Price Overview tab and you'll find the same information above just in leasing prices rather than sale prices.

About TECOM

Being one of the most sought after areas, the Government of Dubai decided to build two of them! The "Original" TECOM is located on the beach side of the infamous Sheikh Zayed Road. This area comprises of both Free zone and Dubai Economic Department (DED) licenses depending on where the tower is located. Within the TECOM zones you will find Dubai Media City, Knowledge Village and Dubai Internet City accommodating banks, OSN, Universities, IT companies and many more businesses.

The second TECOM area is known as TECOM C, which is located on the opposite side of the Sheikh Zayed Road next to The Greens, and is a relatively new development. The whole development is a Dubai Economic Department (DED) licensed area so there are no Freezone companies allowed in this area unlike the other Original TECOM area. TECOM C hosts residential, commercial and hotel properties including Media Rotana, Byblos and Grand Millennium.

Having Dubai Internet City Metro Station within TECOM C it makes it accessible for workers, residents or visitors making it walk able to the more popular towers like Grosvenor Business Tower, Tameen House and Damac Executive Heights to name a few.

TECOM C comes under a DED license area so if you're looking to move your company's premises to here you will need a DED license which requires a UAE National as your company sponsor.
